Friends of Shoal Point Lane is a community conservation group of more than fifty waterfront homeowners, adjacent neighbors, and local conservation advocates, united in response to the accelerating degradation of coastal resources and the rapid, irreversible erosion of the unique character and natural beauty of the Riverside and Old Greenwich waterfront—driven by unchecked overdevelopment.

Founded in 2025 as a response to the proposed development of 22 Shoalpoint Lane (22 Shoal Point Lane) , our mission is rooted in the responsible stewardship and the prevention of overdevelopment along our shared waterfront through civic engagement and zoning reform.

Public Record Timeline

  • September 2017: Lot is owned in tandem with neighboring lot, 21 Shoalpoint Lane.The existing 1960s cottage is demolished, and the lot is converted to lawn with the preservation of 10+ mature oak trees along the waterfront. No development takes place during this time.

  • April 2021: Ownership transfers to another adjoining neighbor at 18 Shoalpoint Lane for a price of $3,100,000. The new owner does not pursue any development during this time. All but one oak tree is removed from the property.

  • May 2025: Land separated from adjacent property ownership, sold for $4,000,000 off market.

  • October, 2025: Variance application for front and side setback variances for new construction filed with PZBA.

  • November 2025: Variance application withdrawn. No hearing takes place.

  • December 2025: CAM/Site Plan application filed with Planning & Zoning Commission

  • February 2026: P&Z hears site plan application.

  • April 2026: CAM/Site Plan application is withdrawn

  • April 2026: land listed for $5,890,000
